Eviction Locksmith Brampton
What an Eviction Locksmith Brampton does on eviction day
An Eviction Locksmith Brampton has one job on the day of a residential eviction: make sure that when possession of the unit returns to the landlord, the tenant’s keys no longer open the door. It sounds simple, but timing matters. The Sheriff’s appointment has a set time, and landlords are usually told to have a locksmith present so the locks can be changed immediately after possession is given.
Brampton has one of the busiest rental markets in Ontario, with basement apartments, rented townhouses, condo units and multi-unit buildings. We regularly attend enforcements across the city and handle every kind of door: front doors, side entrances to second units, condo unit doors and commercial suites.
Our eviction locksmith service includes the lock change or rekey, new keys handed directly to you or your agent, and an itemized invoice you can keep for your records and, where applicable, your claim for costs.

Eviction day
How a residential eviction is enforced in Ontario
This is a general overview for landlords, not legal advice. Always follow the instructions in your order and from the Court Enforcement Office, and speak to a paralegal or lawyer about your situation.
- Eviction order from the Landlord and Tenant Board. A landlord cannot evict a residential tenant without an order from the LTB.
- Filing with the Court Enforcement Office (Sheriff). Only the Sheriff can enforce an eviction order in Ontario. The landlord files the order and receives an enforcement date and time.
- Booking the locksmith. Once you have the appointment, book an Eviction Locksmith Brampton to attend at the same time.
- Enforcement. The Sheriff attends, confirms the unit is vacant or removes the occupants, and gives possession to the landlord.
- Lock change. Immediately after possession is given, we change or rekey the locks and hand you the new keys.
- Tenant’s belongings. Ontario rules require the landlord to make the tenant’s property available for a period after enforcement (generally 72 hours). Plan access for that window.
Important
Never change the locks before the Sheriff enforces
Changing the locks on a tenant before the Sheriff has enforced an eviction order is an illegal lockout under Ontario’s Residential Tenancies Act. It can lead to the tenant being let back in, an application against the landlord and significant fines. An honest Eviction Locksmith Brampton will not change locks on an occupied residential unit simply because the landlord asks.
That rule protects everyone, including landlords, because an illegal lockout can undo months of work on a legitimate eviction. When you book us, we will ask for the enforcement details so the lock change happens at the right moment.
Other lock changes landlords need
- Between tenancies: rekeying after a tenant moves out voluntarily and returns possession is normal good practice.
- Abandoned units: the rules are specific. Get advice before changing locks on a unit you believe is abandoned.
- Commercial tenancies: commercial leases follow different legislation. Speak to your legal adviser, then book us for the lock change.

Choosing
Rekey or replace on eviction day?
Both options make the tenant’s keys useless. This is how an Eviction Locksmith Brampton helps you choose.
| Rekey | Replace lock | |
|---|---|---|
| What changes | Pins inside the existing cylinder | The whole lock or deadbolt |
| Speed on the day | Fast | Slightly longer per door |
| Cost | Usually lower | Higher, includes hardware |
| When it makes sense | Locks are in good condition | Locks are damaged, worn or low quality |
| Master key compatible | Yes, if the system allows | Yes, new cylinders keyed to your system |

After enforcement
Securing the unit for the next tenancy
Once the locks are changed, many landlords want to prepare the unit for re-renting. While we are on site, an Eviction Locksmith Brampton can also:
- Check every exterior door and window lock for damage.
- Repair forced strike plates or damaged frames.
- Install a deadbolt where there is only a knob lock.
- Add a secondary lock to sliding patio doors.
- Rekey the mailbox lock on units where the building owns the mailbox hardware (Canada Post community mailbox keys are handled by Canada Post).
- Set the new locks to a master key so your property manager keeps access.
Doing this on the same visit saves a second trip and gets the unit ready faster.

Preparing for eviction day: a landlord’s checklist
Eviction day is stressful for everyone involved. Good preparation keeps it short, calm and lawful. This checklist reflects what landlords who book our Eviction Locksmith Brampton service find most useful.
Before the day
- Confirm the enforcement date, time and address with the Court Enforcement Office.
- Book your locksmith immediately and share the appointment time.
- List every door and lock the tenant had keys for: front, side, basement entrance, garage, mailbox, storage and gates.
- Decide in advance whether to rekey or replace, and whether new locks should fit a master key.
- Arrange for you or an authorized agent to attend.
On the day
- Arrive a little early and wait for the Sheriff. Do not enter the unit or change locks before possession is given.
- Follow the Sheriff’s instructions.
- Once possession is given, the locksmith secures each entrance and hands you the new keys.
- Take photos of the unit’s condition for your records.
After the day
- Make the tenant’s belongings available as required under the rules that apply.
- Keep the locksmith invoice with your records.
- Consider repairs, cleaning and a full lock check before re-renting.
This is general information for planning purposes, not legal advice. Your paralegal or lawyer can advise on your specific file.

Can a locksmith change the locks before the Sheriff arrives?
No. Changing locks on a residential tenant before the Sheriff enforces the eviction order is an illegal lockout in Ontario. We change the locks after possession is returned.
Do I need to be there?
You or your authorized agent should attend with the Sheriff, receive possession and accept the new keys.
What happens to the tenant’s belongings?
Ontario rules generally require the landlord to make the tenant’s property available for a period after enforcement. Check the current rules and your legal adviser’s guidance.
Should I rekey or replace the locks?
